Commercial strip-out scope, controls and records
Stripout London Ltd plans and delivers commercial CAT A, CAT B and soft-strip works across Greater London. This page explains the scope, controls and records a customer can expect to discuss before work starts. The signed quotation and contract determine the actual work for each project.
WHAT A COMMERCIAL STRIP-OUT SCOPE CAN INCLUDE
• Agreed tenant-installed partitions, ceilings, raised floors, floor finishes and fitted furniture.
• Agreed data, electrical, mechanical and ventilation elements after the required isolation and approval.
• Kitchen, washroom and other tenant fit-out elements stated in the scope.
• Segregation, transfer and recording of project waste through the agreed waste plan.
• Cleaning and preparation of the work area for handback or the next approved phase.
A service listed here is not automatically included in every quotation or project.
SCOPE AND SPECIALIST-WORK BOUNDARIES
Structural demolition, asbestos removal, hazardous-material remediation, live-service work, design responsibility and specialist testing are excluded unless expressly identified and delivered through the appropriate competent or licensed party.
Stripout London Ltd does not present CHAS Elite, FORS accreditation or its upper-tier waste carrier registration as a general demolition licence. Where asbestos-containing material is identified, appropriately licensed asbestos specialists are required. Principal Contractor duties apply only where Stripout London Ltd has been appointed in writing for the project.
WHAT WE CAN PROVIDE BEFORE WORK STARTS
Depending on the project and procurement route, the proposal can include:
• a written scope with stated inclusions and exclusions;
• programme, phasing and access assumptions;
• project-specific risk assessments and method statements;
• a waste-management approach and relevant carrier details;
• credentials requested for the procurement process; and
• references or project records that Stripout London Ltd is authorised to share.
COMPLETION RECORDS
The completion pack is agreed for each project. Depending on the work and contract requirements, it may include waste-transfer records, photographic records, sign-off or handover records, information supplied by the responsible trade and a schedule of completed or outstanding items.
No single photograph or waste record proves that every contractual requirement has been completed. The applicable records are agreed for the specific project.
A DOCUMENTED CITY OF LONDON EXAMPLE
The existing 85 Fleet Street project page records a commercial strip-out and dilapidations scope across the top three levels. It describes internal partitions, floor finishes, WC cores, agreed mechanical and electrical services, repair and reinstatement work, central-London logistics, R&D survey context, CPP and RAMS preparation, waste planning and service isolation.

CREDENTIALS STATED PRECISELY
• CHAS Elite accreditation number 29000844.
• FORS number 100514.
• Upper-tier waste carrier registration CBDU439812.
Credentials should be checked as current when relied upon and are not a general demolition licence.
